EXECUTIVE SUMMARY: Comments and recommendations in this report are based on the assumption that the building at some point in time will be operated as a 475+ room hotel.

Non compliance with Local Law #16 (NYC) both for fire alarms and sprinkler coverage.

Lack of front office and related areas, suggestions are given in the appropriate sections.

Lack of telephone switch for hotel use.

Emergency power/lighting.

This building has all the potential for 3-4 Diamond hotel operation. The only concern would be the width of the corridors. The size and layout of the rooms could easily compete at the 4 Diamond level, provided the appropriate FF&E package is chosen and the area continues to improve. The zoning for this building should be further investigated.
